Prospects in Isheri North G.R.A. Reasons its on hot demand!



ISHERI NORTH is a boundary spot between Lagos and Ogun state along LAGOS IBADAN expressway.
As a result of its strategic location it has witnessed high property appreciation rate in the last few years.
The rivalry between the two state govt to ensure dominance in the region has lead to rising property prices in the axis.

LEVEL OF DEVELOPMENT


Lagos state already takes the lead with the development of LSDPC ESTATE. Ogun state is now on the heels of Lagos state with superb initiative to fully harness the potentials of its RIVERVIEW ESTATE, in ISHERI NORTH.
Private estate developments in the area, as well as other cooperate establishments are ASPEN ESTATE, CHEVRON STAFF HOUSING ESTATE, NIGERIA TURKISH INTERNATIONAL, DISCOVERY GARDENS, COMPASS NEWSPAPERS ETC

Some of the ongoing developments in the area that will change the face of the axis include the development of Shoprite shopping mall, PEARLS GARDENS, VGC2

The most developed part of ISHERI NORTH is the Lagos state side where we have the LSDPC and other estates privately developed.
The Ogun axis is fast developing with several estates at it advanced stage of development. However some are fully developed e. g. COMPASS NEWSPAPER, NIGERIAN TURKISH INTL SCHOOL, DISCOVERY GARDEN ETC

THE APPRECIATION TREND OF ISHERI NORTH PROPERTIES

In 2005,in the Lagos scheme a plot was sold at 1M and 1. 5M. In 2010 a plot a plot now sells at 8M and 10M. Plots that are far into the scheme and do not have good access roads sells btw 4M and 5M. All plots in the Lagos state side of Isheri north have all been allocated. However some owners are now reselling at various prices.

On the Ogun state side of Isheri north, prices of a plot of land have significantly appreciated over the years.
In 2006 a plot of land was sold btw 500K and 8000K. In 2007 it was sold between 1. 5Million and 2Million. In 2010, prices for plot of land are now between 3M and 12M.

WHY PEOPLE ARE INVESTING IN ISHERI NORTH PROPERTIES

The investment prospects of buying properties in Isheri north are quite enormous. The assumption is that with MAGODO GRA AND OMOLE phase1 were property prices are already btw 60M and 100M is just few minutes away from ISHERI NORTH.
Buying in this relatively affordable location will be a very good investment decision for short term and long term returns. The gap between these locations is expected to close up soon especially as the federal government is already in the advanced stage of its plane to expand the expressway. Other projects aimed for the Isheri north axis is the proposed bridge by the Lagos state govt to connect isheri north to Isawo in ikorodu and another bridge proposed by Ogun state govt to link the axis directly to Akute in lagos state


A WORD OF CAUTION

A word of caution goes to anyone who intends to buy a land within and outside Ogun state scheme. Such person is advised to seek necessary information on the status of the land from Ogun state lands bureau.
